The Town of Clarence, NY is the oldest township in Erie County dating back to just 25 years after the Revolutionary War. Originally a mainly agricultural area, today Clarence is a thriving suburban community of approximately 32,000 people, and is considered the eastern gateway to the metro Buffalo area. It has the highest per-capita family income of any township in Erie County.
Clarence contains more than 52 square miles and contains the historic communities of Clarence Hollow, Harris Hill, Clarence Center, and Wolcottsburg as well as parts of the hamlets of Swormville, East Amherst and Millersport.
The town is conveniently located near all the suburbs of Buffalo, only minutes to the city itself, and borders Niagara County, with the cities of Niagara Falls and Lockport.
Clarence is adjacent to the interstate 90 highway system, and just a few miles from Buffalo/Niagara International Airport.
While not a "smokestack" industrial town, Clarence is home to a multitude of small-to-medium sized manufacturers, professional office buildings, retail enterprises and service businesses. Privately owned industrial and business parks are located throughout the township, with new ones being constructed continuously. Commercial zoning is located strategically along the major corridor highways, and near the main neighborhoods (see Zoning Map). Many of the commercial zones are sewered, with infrastructure improvements ongoing (Sewer Plan).
While many of the neighboring townships are over-saturated with commercial development, Clarence has a wealth of real estate opportunities for sale or lease both for new development/expansion as well as adaptive reuse of existing structures. Clarence has an ever-improving climate for business development, while maintaining its suburban/agricultural character and historic charm.
