The Town of Clarence Industrial Development Agency (IDA) has approved the transfer of leasehold interest in the 2021 Burke Homes LLC project to Transit Station LLC, along with a package of related financial agreements designed to support the project’s refinancing and continued development.
Under the resolution adopted on September 18, 2025, Transit Station LLC will assume Burke Homes’ obligations in the leaseback agreement for the facility at 6855 Transit Road, Clarence. The project consists of two mixed-use buildings totaling approximately 18,000 square feet.
According to the resolution, Transit Station LLC plans to expand operations at the site, anticipating the creation of 12 full-time and 20 part-time jobs within two years. The IDA determined that the assistance was necessary to promote economic development and encourage the company to continue growth in Clarence.
PILOT (Payment in Lieu of Taxes) provisions attached to the project remain unchanged, with no impact on the town’s tax revenues.
The resolution also stipulates that Transit Station LLC will cover all agency administrative and legal fees related to the transaction.
